American Homes 4 Rent

The HOA I live under fined me over $2000 for parking on my grass and damaging the lawn. The fines accrued over 6 months and AH4R did nothing to stop it or even inform me of the matter.

They refuse to speak with me.

the ah4r won't respond to me and they just pass on the fine like I am supposed to pay it.

I showed them photos that they were not my cars parked on the lawn but they absolutely ignored me. then they let the issue go to collections against ME... I'm not the property owner and I can't get anyone to listen as the fines keep accruing...

I'm just moving out without saying a word to them... They can take me to court.

Worst decision ever .

We had already put in a notice to move out in two months . AH4R had a new website for payments . I tried to make payments for 5 days using the new site and it would not take my payment .

I called them and the lady on the phone at the time said they were not allowed to take payments over the phone .. She told me to try web site again tomorrow that they know there were many issues going on and if that did not work mail it Las Vegas . I asked if I would be charged for a late fee, she said I don't think so . So for the next two days I tried using the site and nothing payment would just sit there and spin . So I mailed the payment off and before they even received it I get this eviction notice that I had 14 days to get out.. I'm thinking you cannot be serious ..

I called the *** and told them what had happen but did not matter they still refused to take my payment . So we just moved out that next weekend .. T

hey of course took are 2k security deposit and sued us for 5k .. to this day not sure where they came up with that number. I'm 62 and to this day only place

I have ever had a major issue with. Good luck and save yourself some pain and pick a better option.

Impossible to reach your property manager or any supervisor. Our first contact with our PM Shameka Williams, was an email asking how she did and how the Move in experience was, this was after we'd moved in, reported numerous issues (2 yrs later, most were never addressed) had to find out for myself who our PM was and left her messages that she never responded to (but here's a survey).

We're in a nice house in a nice neighborhood paying almost 3k/m, we have a relatively nice side by side fridge but they didn't hook up the water and won't fix the ice maker. Lots of shotty work done before Move in and by maintenance along the way. They apparently put in new floors before we moved in but didn't put all the trim back so our kitchen Island (with an electrical outlet) slides around, they only put primer on the walls, not paint. Took 4 tries to get a new dishwasher installed properly.

The list goes on, companies like this shouldn't be allowed to do business but unfortunate they're taking advantage of the housing market and there's not much we can do. If you have the option go with private renter and avoid this company.

So where do I start AMH needs to be closed down let me start off with the workers. Joie Hensley is rude and really do not like her job because I'm a client and she is my go-to person on my account she is supposed to supporter.

and keep people in the place but know she don't know how to talk to people or add. she added incorrect payments on my account then her boss Ashleigh Owens says they deals with a lot of account, and it was a mistake. Okay that was not my fault at all. AMH have all these extra fees.

and don't care about nothing but getting people money and taking them to court to try to get more money. They are scammers my house was so dirty when moving in I couldn't stay there for over a month until I got a cleaning company to come help me deep clean, they didn't care. again, this month extra fees are added on my account because they forgot to add the light bill and gas to last month's bill. I hate AMH and wouldn't tell nobody to rent to them.

BBB y'all need to close them down. they scammers and just takes people money the direct Ashley Edens is not good either. They just want to sit up and email you all day without picking up the phone to get a understanding and explain why are all these fees on my account. IF YOU LOOKING TO RENT FROM AMH DO NOT..

I WILL PASS THE WORD AND KEEP PASSING THE WORD UNTIL THEY ARE CLOSED. THEY REVIEW AND RATES ARE THE LOWEST CLOSED THEM DOWN HOW ARE THEY EVEN STILL TAKING PEOPLE MONEY THIS IS CRAZY..

Rent from AH4R if it's your only choice. We rented a home from them and stayed for a year and a half while our home was being built.

From the start, they made the process of making a deposit for the home Very difficult and kept giving all kinds of different answers as to how it was to be handled which made it very frustrating. The home was very tired and various shades of paint on the walls had been used over the years to cover holes or marks. For the most part everything worked okay. Over the length of our stay, we had a couple of issues, roof leak, water heater busted and a water heater element went bad.

To their credit, they had these issues resolved very quickly and we cannot complain about that at all. One thing that I'm very glad we did was take some detailed pictures of the condition of the rental when we moved in. Like ALL rental companies, they want to come up with Bogus claims that the property has been damaged or neglected and then charge you, so they can hang on to as much of your deposit money as possible. We left the home SPOTLESS!

And in far better condition than we received it. Even according to the Representative from AH4R doing the walk through after move out, he said it was in "Move in ready condition"! But they still wanted to charge me a $250 cleaning fee! Then they came up with several other bogus claims of damage, and when I disputed the claims with pictures, they relented and gave me back the money, but still charged me with a $125 cleaning fee.

So, make sure wherever you rent to detail the condition when you move in.

AH4R is just okay, I'm sure there are better and I know there are a lot worse. read less

The homes I have toured (3 to be exact) all need to be cleaned, painted, repaired. There are cracks in the ceilings, floors, tiles.

Floors had terrible scratches that nobody should be expected to live with. The smell of cigarette smoke was terrible. The vents/returns appeared to have not been cleaned in a long time. The paint was worn/outdated and needed to be redone.

The toilet in the masterbath was not secured well to the floor and moved when you touched it. I don't understand why such a large company would think they could get away with trying to rent a home to someone in the shape I saw these homes in today. I felt as if I was in a Section 8 home in a bad part of town (no disrepect intended at all). How is it ethically right to rent out an outdated, smelly, ill-repaired home to someone for $1800-$1900 per month.

I would not give them $500.00 per month for what I saw today. AMH you are a BIG company and making tons of money no doubt; however, you will not make any money off of me. Stop renting to just anyone for the money and take pride in what you do. Rent a quality product to a quality person and see if the home does not receive better care and longer term residents.

Would you would want your own mother to live in one of your homes? Have some common decency to offer a decent product.

I had submitted my paperwork and I had to reach out to them several time to find out where i stood with the application. One person I talked to Kathleen Hisper needed a couple of this.

then we talked to another person( she said that Megan would reach out to me, which did not happen. I called on 2/25 we talked about the income part after a few minutes she stated that yes we qualify for the 4/3 and that she will touch bases on Tue. She did not call on 2/27. It was stated not to transfer any calls to Megan.

Not sure who I spoke with you.(its a different person every time you call) Then on Weds, we made a call again. In so many words you guys.

YOU GUYS DO NOT HOW TO COMMUNICATE AT ALL. I will not recommend this company at all.
