what is the pet deposit?

According to the Landlord Rules and Regulations posted on americanhomes4rent.com, if applicable, a tenant will pay monthly pet rent, in the amount set forth on page 1 of the Lease, for so long as the pet(s) remain(s) or stay(s) at the Property. The pet rent is subject to change from time to time at Landlord’s sole discretion, upon reasonable notice to the tenant. Therefore, please check out the lease to find out the required amount. Maintenance request categories

If the issue is a category listed on maintenance request form, do they always come to look at the situation before deciding to complete or decline the request for service?

According to the Landlord Rules and Regulations posted on americanhomes4rent.com, Landlord will maintain, replace or repair any items on the Property for which state law dictates Landlord is responsible. In addition and subject to Section 9 of the Lease, Landlord will be responsible for the following: roofs, front and back doors, foundations, HVAC, electrical system, plumbing, hot water tank, structural components, exterior painting and siding, locks and keys, ceilings, pool, spa, and hot tubs.

Flooding Issues

I moved in a month ago. The sump pump failed resulting in a semi-flooded basement.

AH4R sent repair guy in who replaced the pump. Next day - I had a COMPLETELY flooded basement! We suffered over $5500 in damage to personal property. We are still trying to get basement back in order.

Renter's insurance informed us that the sump pump is the home owner's responsibility and they should reimburse me for losses. AH4R says no - it's the insurance company's responsibility.

We lost a lot of property including things that cannot be replaced (my daughters baby book to name one). HELP!
