We gave a 60 day notice and also paid 2 additional months rent in advance to break our lease which pays us through 12/31. We moved out 2 days early and tried to get the so called move-out code and it had been deleted so we left the keys in the house and notified them.
We left the house in move-in condition and were told there would be no charges. We also opted for the accelerated rent option so if someone moved in before our lease was up, we would be reimbursed. Tried to reach Kaylie repeatedly but to no avail and when we did reach her, she stated she tried to reach both my husband...lie! Neither one of us had any missed calls or voicemails.
I filed a complaint against her and then suddenly I received a call. She said she was going to charge us for 11/1 and I stated that she couldn't as we gave a 60 day notice through32 10/31 which was exactly 60 days. She said she would honor that (shouldn't have charged us in the first place) But...when we got our refund from our deposit, not only was it short almost $400 (even with the final charges) she still charge us for 11/1 rent and pet rent. New renters have moved in as of 12/14 (we paid additional accelerated rent through end of lease of 1/13) and now they are saying they only owe us $1200.
WTH! That's 31 days @ $76.50/day = $2371.50 plus 31 days of pet rent @ $1.00/day = $31 so according to my math (and I work in accounting with ledgers as well) that comes to $2402.50 PLUS the $400.00 they shorted us = $2802.50. We have been trying to reach Kaylie and she hangs up or lets it go to voicemail and never calls us back! I have every document, emails, texts, postmarks, etc., that I need to take them to court and at this point, if they don't send me a check for what they owe me, we will be suing them along with additional charges for holding money that does not belong to them, double dipping, etc.
I don't care how big they are. I have all the proof I need! This is the worst rental company I have ever dealt with and we have always left our rentals in move-in condition and got our deposits back but these people are just crooks! STAY AWAY FROM THESE PEOPLE!
They are not honest and will take money from you that is not theirs! signed, another pissed off customer!

Don't waste your $50 application fee. I flew to AZ with 2 weeks to find a home.
I aggressively tried to contact someone about a specific home. Couldn't even get a voicemail (just constant ringing) on the number associated to the subdivision. I sent numerous emails through their website links. When that yielded no results I messaged through Trulia.
Nothing. Finally I got ONE skim read response with 1 question answered vaguely. Upon applying I attached the summary page of 3 months bank statements showing I had enough money to advance the whole year for at least 4 properties. Again, no follow up.
Suddenly, they CALL me from a Nevada area code at 7am on a Friday- no emails responded to etc. Calling back am left on a 45 minute automated hold. When I reach someone Monday I'm told my FULL bank statements are required showing my spending habits to verify "authenticity". Side bar.
I've been in Real Estate for over 30 years, even a Lender doesn't require this. Since I've now spent 3 weeks trying to secure this property to relocate, I sent them. Immediately after I'm told the property is no longer available in the 15 minute it took to send documents. Then I'm told to just select a different address sight unseen.
After several more emails with no response, I finally spoke to the Leasing agent "helping" me and shared my frustration -I literally told him that in my Real Estate business people matter and I feel like as one of their tenants you're just a number and the lack of follow through leaves me concerned about their business model and moving forward with their company. If I'm having such a hard time trying to give them $27,000 I can't imagine the response were I to have maintenance issues. He responded like a robot who didn't hear a word I said with not so much as even a "I'm sorry that happened to you" of empathy.
Literally ignored everything and said "let me know when you've selected a new address" despite numerous statements I'm not in the state anymore. TERRIBLE SERVICE.

Where do i start! If i could give NEGATIVE 5 stars i absolutely would!
Their operation of business is TERRIBLE! They forced my family to do something they wouldnt do themselves and thats put a application on a home and move in WITHOUT never going to view it or anything! Just move in blindly! Thats CRAZY not to mention the deposit that exceeded one months rent!
Also NOT to mention they DOUBLE charge for repairs! I took pictures at MOVE IN of prior damages that they TRIED to charge me for at move out! So i can imagine then charging everyone that moves out for the SAME UN-REPAIRED DAMAGES time and time again! They have the CHEAPEST appliances possible!
An forget about getting 65% of your deposit back because they WILL find a way to take all of your deposit for sure! We paid to have our house deep cleaned at move out that included EVERYTHING and they still charged us a cleaning fee! Utilities and water Will exhaust a lot of your deposit at move out! They DO NOT do repairs unless absolutely have to!
They will say mechanical damages or some made up stuff! How is my home CLEANER at move out then it was at move in and i get charged to move out!??? Thats blasphemy if I EVER seen it! -5 Stars!
Thats it thats the TRUE rating! HIGHLY not recommended!!!

This house was a mistake.
I will never rent from this company again. We have had problems like broken blinds, outlets don't work, flimsy stairs, leaks from the a/c vents, even mold and fungi growth. The plummer they sent said this water leak was happening way before we moved in. My property manager (Angelique) is not worth a hoot and has lied to us repeatedly.
This photo is 3 months after we moved in. This was not a move in ready home. It was stated by the maintenance guy. After I brought up the water damage.
The maintenance guy said he would just paint over it. The list goes on and on.
DON'T DO IT. WE HAVE VIDEOS AND RECORDINGS FOR PROOF.

I don't know why I thought we would get our deposit back. We even had 100% NO damage on the walkthrough and spent over $700 on cleaning and landscaping before moving out, so we could secure our deposit back.
Instead of not getting it back, we were charged additional fees.
When questioned about these fees, Brittany W, our account manager for Indianapolis, IN, just kept sending the ledger (we had access already and understood how to read the ledger). The fees could not be explained. I was hoping they could explain each charge by date and why there were leftover fees.
After charges and payments, our ledger balance showed zero for July and Aug. We gave notice on July 13th ( I believe) and were out on 8/14/22.
We paid through the 14th. On the September/final ledger - we now had NEW utility charges from April, May, and June. This was an "accounting error" on their end that they previously forgot to charge us. They also tried to get us to pay for the entire month of September, even though another tenant signed on September 2nd.
We had to fight to get the charges removed, but we did; this was the only thing we were successful at. It is also hard to trust anything they say, as they have admitted to accounting errors, and our ledger has changed at various points.
However, we did not get back our pet rent. Which with three dogs (the only reason we rented from them) adds up. I stated that per our agreement (Section 3.D of Landlord Rules and Regulations), it was unlawful for them to charge us, as they were physically removed from the premises when we vacated the property on 08/14/22.
The 30-day notice should have been sufficient.
As we broke our lease agreement early, we understood we were responsible. Our account was at a zero balance as of 8/14. We were then responsible for 18 days (8.15 - 09.01). The rent for that period would average $48/per day and equal to $864.00 we would owe, and the money is taken out of the deposit of $1395.00, leaving us with $531 of deposit money.
As AH4R is charging us an additional $163.95, as far as Brittany can explain the two amounts, $694.95 are all going to additional fees and utilities. How are our last month's utility charges close to this number?
We weren't living there after the 14th of August, nor have our utilities ever been this high. It's an insane amount that is not and will not be explained to us.
We are weighing our legal options.

Renter Beware!! You would be better off using literally any other company!
A week into our lease, we woke up to a burst pipe that flooded my sisters room and game through the floor throughout our living room.
All day, we waited as someone came out to stop the water for coming down. People came, tore up the ceiling and the floors in my sisters room and left. WE HAD OUR HOUSE MISSING HALD THE FLOOR AND CEILING FOR 4 MONTHS! An entire room we couldn't use.
My sister was displaced from her room for half our lease. I called, I emailed, I did everything I could but I could not receive a single thing from this company or my property manager. Once someone finally came to fix the ceiling it took an entire week and my dad ended up fixing the floors (for free). I have been trying to seek some form of compensation considering my sister slept on the couch for almost half our lease but I received no response.
However, now that we want to move out they want to know why. They broke our lease a million times and we were the ones forced to handle it. Literally just talking about this experience makes me want to cry. Please never rent with this company!
If anything goes wrong, you won't receive any help. We just wanted a comfy place to sleep.

This management company is a total joke and will make your life *** from day one. Even before day one.
They lie, they ignore you, they have the worst attitude about helping and literally don't care at all about anyone living in their houses. They weren't even going to let me see the house before I moved in, then didn't have it ready for the lease start date, had to reschedule the move, they didn't tell me the code until the (second) day I was supposed to move (after the time the movers were scheduled), so I had to reschedule that one and didn't get reimbursed for that extra day, they add fees that were not disclosed or discussed onto your lease, they tricked me into paying more than a month's worth of deposits by telling me I had to get the deposit paid that very day, right then if I wanted the house without posting any description, which just happened to be the amount for a month's rent and pet deposit of 500, and then lo and behold, there is still a pet deposit due later. Come to find out they actually counted that entire 2800 as just the security deposit, stating the security deposit is more than a month's rent, PLUS another 500 for pet deposit, PLUS another 60 a month "pet rent" that was never discussed with me or disclosed at any point. They are shady, shady, shady.
And that was just the beginning. I had an AC that was broken for over a month and had to submit multiple requests to get it fixed. It took about 6-7 times of having a tech come out to finally get it fixed about 7 weeks into living here. Dishwasher doesn't work, stinks, and looks gross and I've been handwashing dishes for two months now.
Trash in the yard piled up that no one will come get. And multiple other things. They just cancelled my requests and didn't bother to tell me, then had me repeat all of it to the property manager who said they would address it and didn't, then when I realized they were all just cancelled in the system, I made new ones, then they called wanting me to tell them yet again about every single one after I've already documented, sent pictures, and verbally told multiple people about them for weeks, then when I emailed it all again in detail with pictures, they refused to schedule a time to fix them that is not during my work hours unless I agree to call them even after I told them I am working and have to be in calls all day and gave them my availability via email. They are intentionally rude and difficult and avoid making repairs on purpose.
I've been renting for 23 years and have never experienced any rental company this shady in my whole life. I've been here two months and still have a long list of things I doubt they will ever fix at this point. They have also ignored my several requests for a move in inventory sheet to document all the messed up stuff in the house. They.
Are. The.
Worst. Please save yourself the nightmare of dealing with these disorganized, greedy, dishonest people and don't ever rent a home from them.

I move out on Oct 3, property manager hit me with trumped up charges in an attempt to keep a much of my deposit as posssible. Went back and forth a couple times , wrote a review , waiting nothing wrote another review .
Its now Nov 7 and I still have not got my refund. Im just counting the days right now before I take legal action. Stay away from AH4R they are garbage, maintenance is garbage, nobody is held accountable but the tenant and half of the things they try to put on you were either never there or had nothing to do with you.
Property manager doesnt know the houses they over so whoever inspects passes information and PM starts tallying up to keep deposit. STAY AWAY
