As a real Broker for 20+ years this is the absolute worst company I've ever done business with. From the initial showing, application process, tenants move in to the commission payment it was awful. There is no communication or anyone in this company that knows anything. You will just get transferred to anther incompetent representative of the company. Then you have to constantly email/call/demand payment as their accounting department looses files and forgets to pay commission. I will NEVER lease a property from American Homes 4 Rent.

Noise complaint

We live adjacent to a new construction sight, ( Laurel Heights ) in North Las Vegas, Nevada. Though we understand there is building noise it seems quite unnecessary for the workers to play their music full blast while they are working. We are extremely close to the houses being built and have had to listen early in the morning. This morning ( Sunday ) it was at 6:30 AM. Do you have any consideration or respect for people. It is just plain rude and inconsiderate.

Brand new house and the garage door is coming off the track and half falling down. They refused to commit to getting it fixed today. There is a lot of valuable equipment in the garage and the door could not be left open overnight. I found company to fix it and they refused to authorize. They expect you to pay for absolutely everything as if you owned the house and their service is pure crap.

Philp Irby American Homes 4 Rent CIO stole my $3500 deposit

Philip Irby at American Homes 4 Rent was the conman who stole my $3500 deposit money at American Homes 4 Rent. Their head office staff in Agoura Hills in California told me that he was not based in Utah where he had listed several of the companies homes for lease, but instead that he worked in their I.T department in their Las Vegas office opposite the airport.

Their head office said they had no idea that Philip Irby was advertising their rental properties and taking deposits for these properties. American Homes 4 rent head office claimed no involvement with Mr. Irby's scam and apologized for my loss but said it was out of their hands and they could not return my deposit because they never got the money at all.

So I asked the head office this...

How does Philip Irby apparently a high level I.T worker in Vegas get access to all of their rental homes to be able to unlock the doors so that I can go inside to inspect it in the first place?

The answer from the American Homes 4 Rent head office was beyond shocking. They told me that because this Philip Irby character was their Chief Information Office and managed all of their I.T staff that he actually had access to all of the door codes, security cameras, alarm systems and pretty much everything and was able to unlock the door for anyone anytime he wanted to.

So at the end of the day this lousy conman Philip Irby cons me out of my $3500 deposit and American Homes 4 Rent do nothing to help me get it back.

What else do people like Mr. Irby do with so much free access to thousands of homes owned by American Homes 4 Rent ? That is probably the most scary thing of all.

DO NOT RENT from American Homes 4 Rent, their staff members like Philip Irby are just as criminal and dishonest as the company. God knows what else he does with all those door codes and security cameras !

Glad we saw this post before actually renting a house of American Homes 4 Rent. No way would I feel safe in one of their houses when they have I.T staff who can spy on me and my family and open doors to my home from their computers.

Imagine how easy it would be for anyone to rob us or even worse! Forget it.

First they move me and my son into a home they knew had a black mold issued and just painted over it too re-rent it. wasn't until we got sick and they said they'd move us of course additional deposit to be paid but whatever.

I rented the home for a year notified them i was not renewing and gave them a move out date of May 31st an was actually out the 30th, not big deal. They now without details are keeping my deposit and charging me and extra $967 for repair beyond normal wear and tear, NO pictures to show of this but i have pictures of my move out that show the home was cleaner when i moved out than when i moved in.

I read reviews afterwards on BBB and find this is common for them to do too people and they need to be stopped. I just want my full $1715 deposit back

Hi. I sympathize with your situation and would like you to consider these facts.

It takes time to call these corporate people but your biting the wrong end. Step #1 Go to Secretary of State site for the State of Incorporation and get names of registered owners and shareholders board of directors and send your gripe in writing to their names on fake “certified letter” like they did you! How? Stamp from Hobby Lolo or print neatly on outside and on inside on top right hand corner in CAPS.

CERTIFIED Step #2 Make sure to share with shareholders the black mold incident and their company’s “voluntary admission of guilty and associated resolution”, Tell them in a simple itemized statement for your major specific monetary losses ( additional deposit, [ie. rent in excess of your former rent (300x12=$3,600.00 ] non-reimbursed moving truck, movers (single working Mom is pertinent to your inability to move items without help) and slightly mention you want the medical expenses you paid even though you and your son cannot get your health back. IMPORTANT CC: Consumer Financial Protection Board on your “Certified” letter. Step #3 Go to Consumer Financial Protection Board site AKA “CFPB” and file a complaint for unscrupulous services (Rental Deposit Theft).

You can post pictures there too. If they cannot help by intervention they collect information from consumers and look at trends then try to alleviate those problems through contact with the company (NOT SPECIFIC TO YOU) and/or addressing legislation to assist consumers in same/similar situations. You will be pleading your case to the real hidden jury!

American home 4 rent purchase a forclosure home. I was rental from the man who lost the home.

Hud asks me if I want to stay in the home continually. Yes, American homes purchase the property site unseen they didn't do a walkthrough and in four years later. They want me to pay for a wall a, vent, American Home 4 rent are RIP off and have no shame. American homes4 rent want me to pay for a broken light bulb, and they sold the home, and they still had not replaced light bulb when they sold it in zillow.

These people are what you call predatory LandLord. They start slow and go crazy.

They will charge for you to cough good luck for a regular plumbing visit they charged you. Beware!

I rent from them for 2 years and have been away from them for two and half years. All of a sudden I get an email more then 2 years later saying I owe money.I want someone to RETURN my calls from the cinti office that's where I paid the remaining so call balace more then 2 years ago and I have a receipt somewhere for that.I don't want a collection placed on my credit for no reason other then extortion.

Horrible Property Manager

Our home was affected by the national disaster here in Texas our property manager did not handle the needs to help restore our property correctly. She was rude, inconsiderate and showed no compassion. She does not know how to communicate and seems to be very occupied when we did to speak to her on the phone. Furthermore, she suggested that we terminate our lease if we were not happy with and that we need to learn to be patient. She has yet to call to see if our home as been repaired or if we are still without the use of water and power. I have taken matters in my hands to get my home restored and livable.

American Home 4 Rent Stole $3500 from me

Philip Irby the Chief Information Office at American Homes 4 Rent advertised several of their rental homes listing his phone number as the contact person. After I inspected the home in Salt Lake City, Utah and agreed to take it, Irby asked me for $3500 for the deposit. He did not tell the company nor give them my signed lease nor give them my money. When I phoned their head office in Agoura Hills California, they told me he does not have authority to take money or rent homes for the company and that he was only in the I.T department in Las Vegas. They told me that he manages all their I.T staff and has access to all the front door security codes along with alarm systems and cameras so that he would have been the one to have let me in the house in the first place for my inspection. They also said they had no lease in my name nor any record of my payment. They promised to investigate this Philip Irby joker and get back to me but I still have not heard back from anyone yet. American Homes 4 Rent do the right thing for a change and refund my money and terminate lousy staff like your Philip Irby.

II have called several times about things in this home that need to be replaced or repaired and sent photos to support my complaints. I have yet to have someone get back with dates and times for the maintenance repairs. I have only been here three weeks and it sucks!!!

This company charged a lot of damage fee. They make the tenants held all the responsibility for the upgrade. They did not return my deposit, but charge me about $5500 for the damage cost.

Making Claim on Security Deposit

We have moved out of a AH4R property and now have a Bogus Claim against us for our Deposit with additional charge of $2956.00 We did not do a walk through when we signed and did not do a walk through when we moved out... I believe this is intentional, so they can make Bogus claim. We left the house in better condition than when we moved in. We will be fighting this and if there is anyone in the Fleming Island Jacksonville FL area that is experiencing the same problem pls contact this email. debdelboccio@***.com

Unlivable and unsafe conditions

On September 28th 2020 we moved into our home at the address 12368 Tuckaway Court Fishers IN 46037. This property is managed by Aminata Bah who works for American Homes 4 aren't at the address 3077 E 98th St, Unit 180 Indianapolis IN 46280.

Upon moving in to our home we noticed many deficiencies to include mold and mildew, faulty appliances, water leakage, foul odor and heating issues, and a toilet that had been painted with white paint. We mentioned these issues to our property manager (Aminata Bah) who then instructed us to submit work orders to have the deficiencies fixed. Upon submitting work orders we started noticing that work orders were either not completed or were marked completed but the problem was not resolved. The major things we faced were the mold and mildew, heating, water leakage, boiler, and appliances.

First the mold could be seen under our kitchen sink, windows, bathroom floors and baseboards. Work orders were submitted between the dates of October 1st 2019 and October 7th 2019 for plumbing issues at which time the mold and mildew problems were addressed to the vendor that came out to do the inspection. During both of these times nothing was fixed and both of the work orders were marked as completed. To this day we still have issues with mold and mildew.

The second issue is the heating. At first we thought it was a heating issue so we submitted a work order on November 13th 2019 in which a technician came out to fix the pilot in our heater which didn't resolve anything as the home remained cold and the heater was constantly running which in turn caused our utility bill to be significantly high for several months. After some investigation we noticed that cold air was rushing into our home through one window in the living room, the windows in the master bedroom and windows in my daughters room. When this was discovered we submitted a work order for our windows December 5th 2019 in which the repairs were canceled.

We were told that the windows would cost too much to repair and ultimately we're not approved by the corporate office in Las Vegas NV. We later submitted another work order December 17th 2019 for the same issues in which only caulking was applied to the windows to "prevent" cold air from coming through. This did not remedy the problem and only put a band aid to an issue which later would result in buying two space heaters to keep the house warm and also resulted in both my wife and daughter being hospitalized due to illness inflicted by the cold air within the home. This issue has also not been resolved.

The third issue was the appliances which were both the dishwasher and refrigerator with the dishwasher being the main concern. The refrigerator cause our food to spoil and the dishwasher produced a foul smell, leaked and cause our dishes to smell horrible. Work orders were submitted on both October 2nd and 3rd of 2019. The refrigerator and dishwasher were replaced but we continued to have issues with our dishwasher.

We later submitted another work order for the dishwasher October 23rd 2019 in which the repair was cancelled and nothing was found. Yet another work order was submitted October 28th in which a leakage was detected and caused water to seep under the kitchen sink and flow into a portion of the living room. This caused a mildew smell and mold to grow. No repairs were completed and the technician advised us to use bleach to get rid of the smell and mold which again caused my family to get sick.

We are continuously having issues with this company and nothing ever gets resolved.

I am a veteran with 8 years of active duty service and health concerns. I have never in my life encountered this type of problem and has caused more stress, worry, and anxiety on top of what I already have.

Applied for a house at $1850 after I applied they said sorry the rent is actually $2095. THAT WAS NOT IN MY QUOTED RENT. It is now posted at $2095 a month on their site when it wasn't before. I'm out the application fee as I can't pay that much and wouldn't. That's not the price I applied for. Yes I screen shotted all of it before they shut my profile down and it shows the time when they decided to change the quote! We had a house through a different company we now have lost because we wanted this one at $1850 NOT 2095!
