To start the inside of the house was not painted before moving in. I asked them about it and they dropped off a 5 gallon bucket of paint to me and told me to do it myself.

I tried to do touch up painting but the paint didn't match and made it look worse. The carpet looks like its about 20 years old and was worn and ripped in the doorways when I moved in. And of course continued to wear, especially in the doorways, to where my foot got caught in one of the tears and I fell and hit my head. In which I told them about but were not concerned about fixing it so it wouldn't happen again.

The water heater went out and I immediately put in a service request. After 3 days of waiting and checking with them, I complained about needing to get a shower. I was told that I would have to boil water to get a bath. Finally, after 5 days someone came out and replaced the water heater.

Oh, and by the way, the house I am renting was $1,645 when I moved in and recently increased it to $1,855. But when they increased it they did not add in the extra amount for over 3 months then called me and told me I was past due $900. They said there was an error on their part and that I could make payments on the $900. But failed to tell me that they would be charging $75.00 late fees each month.

Now my latest problem. The refrigerator and freezer went out sometime during the night. I called them first thing in the morning. I told them everything in the freezer is defrosting.

I was told they would put in an emergency request and the repair person would be calling me. Next day and still no call. I put in a written request online and called the service dept, which a recording said someone would call me back in approx 1 min, 45 seconds. No call back!

So I called the person in charge of my property to complain and told them now everything in my freezer and fridge is ruined. I told her about all the above problems that I have had since living here that I have been very cordial and patient with. But that I am fed up now. She said I am going to call the service dept and also your leasing agent and I will call you back.

Have not gotten a call back from her or anyone!!

I am now beyond mad!! These people don't care about their tenants!!

I paid all of my bills and come home after a hard day of work and knowest I didnt have any water I call my property management and now Im just been ignored Im really irritated I worked all day and now Im dirty and have no water and seems like they dont care to fix the issue in so mad right now I have to take my daughter to school tomorrow morning and have no water this is so unprofessional on your guys part I hope I get some type of reimbursement because Im going to go get a hotel for the night with my daughter since this issue is not getting resolve!! Horrible

you have a tenant 5029 who I seen your company come to their home. They have 3 dogs. 1 is a pit and the other 2 are big,Angrynever on a leash and chase everyone who they see. called the police several times and they guided me to your company. I WILL SUE YOUR COMPANY IF ANY OF MY FAMILY MEMBERS GET BITTEN.

I’m in Ohio too - and trying to get a plumbing leak fixed. First guy came out 3 days ago and did NOTHING.

Said he’d be back with a part and never came back. Then I got a notice via email that they’re assigning another vendor and it’ll take another 48 hours.

Meanwhile, the water is STILL leaking - you can hear it in the wall, and it’s even worse now after the first guy messed with things. I’m done with these people.

I was set up for temporary housing, due to a house fire with American Homes. The house had multiple issues that I had brought to their attention. The service completely ignored and did nothing. I didn't pursue the matter because I would only be there for 6 to 7 months. Weeks after I left. They hit me with a bill and took my deposit and $600. Since I didn't take pictures. AH4R took my deposit and says I owe them nearly $3000 more!

After moving out on 12/31/2020 leaving the house clean and with a few light bulbs out, I was charged rent for the whole month of January 2021 when they had the keys to the house on 1/1/2021 and I no longer had access! Then also had another tenant in the house before the month was over! Also, I was charged for damages I did NOT make but were there when I moved in. I took photos when I moved in and emailed them to the property manager and took photos when I moved out. AH4R mailed me another tenant's damages claiming my deposit about 25 days after my move out. I let them know those damages were not mine. Then they sent me some pictures of damages of the property over a week later. I disputed them, and they rejected the dispute and decided the charges will stand even though I had proof! I was shocked, I always get my deposit back when I move out of a home because of how I clean the home! This is the first and I only lived there for 1 year! Those damages were damages that were there already. There was a picture of a damaged window with black frame and my frames were white!!! Lies all lies! I am currently seeking legal advice with an attorney and Action News because they need to stop this bad behavior! People are suffering because of the Pandemic with a loss of income, and they are cheating people out of their money! I can't afford this! You take my deposit of $1750.00 and say I owe you nearly $3000.00 MORE! They have you rate them 5 stars during the move in process but after this I went to their website reviews and notice this didn't just happen to me. It's a normal thing for American Homes 4 Rent. Who will stop this unjust bad behavior??? I will make it my life mission to let everyone know about this poor company! AVOID THIS COMPANY!

Take them to court, they are doing this to hard-working people. I get the feeling that this company believes that because people rent they somehow lack intelligence.

As a big corporation, they are taking advantage of their customers. There must be something that can be don't so this company can do right by people.

these wall street investors are getting rich and not giving an F about us. The government saw a new for the rental property after the housing market crash now big investors like AH4R is taking advantage on the little guy.

Ms. Jacquelyn Heflin at American Homes 4 Rent resolved my overcharge issue. After we conversed back and forth via email and I sent proof and evidence to validate my complaint, she understood and rectified the whole thing! She diligently made an effort to see my points compared them to what I was being charged for and made what was clearly wrong right! I wished it could have happened sooner but better late than never! I am happy! Not only that, but I really appreciate and thank Ms. Heflin for understanding and her hard work in helping me during this time when we all are trying to get back to a normal life. Furthermore, I also thank you Pissed Consumer!

Did not get what I asked for?

I signed my contract for a home, It was renovated and when I went to see the home 48 house before we were to move in and the home was 1 less bedroom for a family of 5. No one called us to let us know that it was going from a 4 bedroom to a 3 bedroom. I paid the deposit and all the fees attached totaling $3,000. I have never had such bad business. I would not recommend them for anything! It would be amazing if anyone from the company would call to tell me why I signed legally binding documents and then was expected to take the loss with out notification.

Signed the lease and haven't even moved in yet, and it's been a nightmare. Got the key. WRONG key. Now they are closed and could reach anyone. Have movers coming. After hours and hours of trying to beg on answering machines for help, a so-called property manager, Sharese, called back with a promise to meet me at the house. He was a no show. Ignored my calls. After he finally answered after texting and calling numerous times, I was told HE was trying to celebrate Mother's Day with his wife. All I could do was stand in front of a house that I had paid a huge deposit and first months rent on with my wife and could only stare at it. He also promptly hung up on me. Too many decent, hardworking people out there in these times wanting to work to employ people like this. I can only hope this company steps up.

Once Ms Heflin received all the facts from my end, she did the math and noticed it did not add up! I am so thankful for her honesty and diligence in making all that was wrong correct. It looks they don't want to pay Realtors, but they took the leads from us. Extremely complicate the transaction. Poor communication.

We moved in middle of last December. My first repair request was submitted in March or April and I was told they would only fix things that were a safety concern due to COVID.

So I only submitted 2 repair orders for safety concerns. When I moved out, they charged me for all kinds of stuff including 3 door rekeying costing $50 per door. I have NEVER been charged a rekey fee anywhere I have ever lived and for $150!!! Also, they charged me for a cleaning and a carpet shampoo.

My home was clean when we moved out and the carpets were cleaned professionally the day I moved out so no one was in the home after. I provided proof that the carpets were shampooed and the leasing agent told me that every one doesnt have the same standards of clean which was so completely offensive. She asked me to provide pics of my house before move out which why would I have that???

So they refused to give me back money for my carpet they charged even though I proved I paid for that and wouldnt

Even answer about the rekeying. Horrible, rude, take pics and document everything OR dont lease with these people!!

people need to complain to the BBB on this company its ok to have this blog but there needs to be a record with the BBB in the state you rented from.

Every technician that came for service from Xfinity, Ac/Heating, and Plumber stated my rental is poorly built. They could not access to the attic area to fix anything. Toilets' on lower level flooded due to workers clean up practice from painting whatever clogged the drain pipes outside. You can not put up curtains to block cold from entering into the home. The Front door has a gap that you can see outside. Thin sheet of paint on wall. You can actually affix scotch tape and pull off the paint with ease. Bathroom cabinets scuff marks prior to moving in. I have to put up plastic with thumb tacks to prevent damaging the wall any further than I did in the Master bedroom. The Only room that is getting heat is the master bedroom. Experienced dog *** in my little front yd. Pet owners let their dog *** everywhere and anywhere, I was asked to remove my review from Google by the local office. Only two months in my rental. We experience Metro police searching for a shooting suspect for homicide that was apprehended only a few houses from my rental. Oversized vehicles, junk cars in between homes, Cars blocking side walks, parked in front of fire hydrant. 5 large moving trucks blocking the streets. I have more photos, emails, videos of proof. It is Not worth it to lose your Money. A group of money hungry punks in California robbing tenants and is protected Corporate America policies, Our politicians are corrupt and had sold out America to lace their pockets.FACT!
