Wish I had read reviews prior to signing a lease with them!
If there is any way possible to find another agency to lease from do it without hesitation. The only positive communication you have with these people is when they are trying to get your money.
They lie, have you on hold forever, transfer you from person to person and will inconvenience without hesitation. They moved a move in date from 18 Feb to 3 March. No one bothered to phone and tell us this important piece of information. If I hadn't called about a possible sooner date I don't know when we would have found out.
We had to be out of our home by 28 Feb. They could even accommodate us by moving the date up one day. It ended us costing us an additional 2K for PODs, UHAUL trucks, storage facilities and a hotel.
To make matters worse they hadn't even completed a move in inspection a day before they changed the move in date to which could push the date out more if the home is not ready. If things are beginning this bad, I fear what we will encounter during the remainder.

OVERAGE OF CHARGES
I cannot get a hold of anyone ever!! I leave voicemails and get no response, OR I get an email back with no resolve or attention to the matter at hand.
They actually give false information. The property manager is rude and unprofessional lacking any and all customer service skills. I spoke to her supervisor once who was quite helpful I thought we were making headway but she also lacks follow thru. They say mailboxes are not their responsibility, therefore they do not provide a mail key.
I have no need for the mailbox, so I did not spend $100 to have a company come out and get a key. 18 months into my lease, I start getting HOA fines that are 8 months old posted to my account. Why does it take so long for them to post them...they said because the home office is in another state? Funny, I didn't have that issue with the last company I rented from.
They also told me it's my fault because I do not have a mail key. They refuse to help me with the HOA to dispute fines, even though $400.00 is for overnight parking of a vehicle that is not ours. Now they are charging $100 late fee for every month I am still disputing. I was told to pay and then if it was resolved I would be refunded!
There is no way I trust them to do that. There were many red flags in the beginning. They are quick to approve and take deposit. After that they disappear!
I was told we could park overnight on the street. I specifically asked because I have adult children who come visit and my teenagers have vehicles. NOPE they lied! It took forever to get a copy of the CCR'S and a nasty engagement with a neighbor.
My ac goes out every few months and because there is ac upstairs there is no rush or need to fix the first floor in timely manner. They send a generic maintenance man who cannot do anything, to come look at issues 3 times before calling someone who has the capacity to get something done.
For the amount of rent we pay, we deserve a lot more. Attentive management that actually tends issues at a bare minimum

Tracy Maue sucks. She should be fired. Im a home owner who went to the office to notify her the the property next door which she manages is to wide open. Scammers took the key and left the lock box open.
a whole family moved in under a false lease from scammers. The house is trashed. She told me I emailed someone this morning. And then closed the door.
I wanted her to send maintenance out asap to change the lock cause its not safe and she got mad I wouldnt leave and In typical Karen fashion called the police.
Apparently im supposed to feel safe next to an unlocked open vacant home overtaken by scammers but she did not feel safe inside of her glass office with me outside yelling at her to do her *** job. Dumb bit-

Errors by the rental agents
I applied for a rental with this company and much to my surprise I was denied. The rental agent, Tia made several errors in the application process that indirectly impacted my ability to obtain a home.
For example, after I applied and paid the $50 fee. She sent a series of emails asking me to verify items. These items where enclosed in the rental application. The largest "error" that was made was my monthly income.
Actual monthly income is 14500 between two jobs. 7500 per month, job one. 7000 per month job 2. She entered my income as 7500 and 700.
Of course this threw off my debt to income ratio on the application. Also, I had stated that I had three dogs, one of which is an PSD. She asked me in one of the three emails if I was brining any animals. I referred her back to the completed application where I even provided my PSD letters.
I can't help but think that this company discriminated against my rental application as a result of the PSD. Finally, my credit scored was transposed incorrectly. In the amount of almost 200 points. I requested my credit report and score from their source experian.
This information including my accurate income was shared with both American homes 4 rent as well as the bogus company they use to verify their residents, Rent Grow. Rent grow and AH4R denied my appeal, stating they had no clue why I was appealing the decision. They told me to appeal the credit score with Experian, even though I copied and pasted the actual report from Experian.
In a nut shell.
Don't divulge that you have a service dog, you will be discriminated against.
Take your business elsewhere. No wonder they have so many properties listed for rent.
Shame on you.

Un happy with my service

AHFR is a scam just like all the other reviews pointed out. I rented a home in Blacklick, OH from them and I have had no less than 5 work orders for repairs that should have been caught long before I moved into the house.
The latest fiasco is the leaking fridge that took 3 trips before they replaced it with a new fridge. Now they won't connect the water to the fridge so I can have filtered water and ice! They claim it is my responsibility. So I tried to connect the water hose and there is a leak in the hose.
I then called a plumber and they won't touch the job because the house is owned by a company. I called them and reported what I did and they reported the lease does not obligate them to fix the water period. Is there anything else they can help me with.
I think this is unacceptable but I have no recourse because the lease has some funky verbiage saying they don't have to maintain the home in the condition I rented the house in. Stay away from this company unless you want half *** service and to get ripped off at every turn.

Horrible Customer Service/ Waiting for compensation
I rented a property from American Homes 4 Rent From January 2019 to June 23 2021. When moving out they provide with a move out sheet stating to leave the power on for the home and you will not be charged for anything after the date your lease ends.
My wife and I received an energy bill for $170.56 from the dates of June 26-July 7. Clearly days after our lease agreement was over. I had been in contact with the local office and our reprsentative is Stephanea White. She agreed thta this was an issue and that she would look into getting it resolved.
She asked for a copy of the bill be sent to her, which I emailed on August 18th.... No response since then. A few days ago I received a letter from a collections agency stating that I need to pay them the $170.56. I sent Stephanea White a very direct email stating how upset I was and I will be going to her manager and leaving horrible reviews about her and her company.
So, here I am, several days after sending that email without any response from her. Stephanea White and AH4R clearly don't care about their tenants or their reputation.
I URGE EVERYONE READING THIS TO FIND ANOTHER COMPANY TO RENT. I RATE THEM 1 OUT OF 10 AND THAT'S ONLY BECAUSE MY WIFE AND LIKED THE HOUSE WE LIVED IN FOR 2 YEARS.

I have rented a brand new home from this company and it has been a nightmare. I moved in and there was no gas meter connected to the property. amount other issues that have not been resolved
