MAJOR ATTIC LEAK NOT FIXED FOR 4 months

Long story short, after 9 million other issues with this terrible company, I had a major leak in the attic caused by an unknown source (possibly ac). I have filled out at least 15 requests, emailed my property manager, Jennifer Cool, MANY times, never getting the issue resolved. After 4 months now, we have mold issues, a huge leak, and I feel the ceiling could cave in at any moment. This leak is right next to my son and daughters room and I lose sleep over the fact they are not living in a safe home. Last night, my husband went to empty the bucket that is collecting the water and FOUND SNAKES IN OUR ATTIC!!!!!!!!! That just goes to show the environment that we are living in thanks to Jennifer, the terrible maintence department, and AH4R. DO NOT RENT WITH THEM- they do NOT care about doing anything ethical!!!! I have consulted a lawyer and taking necessary actions.

Having no water, hot or otherwise, heat in winter, or black mold need to be fixed immediately and is a breach of lease with the house being considered inhabitable.. GO To YOUR BOARD OF HEALTH, USUALLY IN TOWN HALL, AND REPORT IT WITH PICS ETC.

They will be fined until it is fixed and after 7 days max you can fix and bill them. Also maybe do rent abatement for days without water etc. If serious. They may be required to pay moving expenses, hotel, immediate security etc.

Check state laws. They must pay for mold removal and even rodent/bug extermination.

Most states A/c is renter problem unless central unit or written into lease. ALWAYS GET GENERAL WORK PROMISED TO BE DONE IN WRITING WITH THE LEASE AS THEY WONT DO IT OTHERWISE..

I would love to chat with you. I rent a house in Raleigh and have the same issue - been here 60 days and for the last 40 days have had massive water intrusion into 2 bedrooms, the garage and the entry way.

Serious mold issues (had a mold test completed and the results showed high levels of black mold.) I am also working with an attorney. It appears AH4R has some serious ongoing issues in the maintenance department.

Never rent from these people

This company is the absolute worst company to rent from, they don't repair anything on time, you have to wait until they find someone to do it for the low low which leave you waiting for days to get a repair. I had a leak and the water was getting into the garage, I had to wait 4 days before they found someone to repair the leak. I would never rent anything from them again, all they want is your money, anything else is out of the question. Had a problem with the kitchen faucet and they replace it with the cheapest one they could find and it did not match the knobs used to turn the faucet on and the water pressure was left turned on low. If you want quality service this is not it.

LITERALLY THE MOST MISERABLE COMPANY EVER

The short version of my nightmare is we had major Plumbing problems for months where our toilet would fill up and over flow if anyone was using water like taking a shower, washing clothes etc. They could not credit our account until it was fixed. So when it was fixed after 3 months thats when we got our inflated water bill that was 3 times the price it should be. Now they cant give a credit until the water bill is normal, which would be months after I move out since the cycle is 1.5 months behind. I had to physically show up to their office to get any kind of response or resolution since they don't answer calls or reply to emails. Another month goes by and they say they will credit my last months rent and to just pay utilities so that's what we did. On the 6th we got an email saying we are past due. And yesterday we got an eviction letter on the door since the rent wasn't credited. If I get an eviction on my credit due to their carelessness,lies and terrible business ethics I will have to take them to court. I don't have one good thing to say about this miserable company. DONT RENT FROM THEM EVER

Neighborhood Eye Sore

I live next next door to an AH4R home for more than 3 years. Absolute pigs live in the home with 2 big dogs that crap in the yard and is never cleaned up. Grass is 3 feet tall and shrubs are never trimmed. Absolute pig is renting the home and could give a crap less on...

American homes 4 rent is the worst decision you could make...awful....just awful

American homes for rent has been the worse renting experience I have had by far. There is no communication, no follow-up on emails or voicemails, and you basically have to harass them in order to speak with someone about any issues, including maintenance problems that have taken months to be fixed due to unresponsive vendors (sprinkler pipe was never fixed, sink pipes were not attached, cement not laid, basement flood, air conditioning blow out, you name it). Now I have a roommate leaving me with this lease and have not been able to contact the property manager who is avoiding my calls and emails and now having other people rudely tell me "we have told you time and time again how the process works"...just awful customer service. I feel like the home I am renting is a money sucking pit of problems. All I wanted was answers and they couldn't even give me that...I will NEVER rent through them again. If you want constant stress and maintenance problems then definitely sign up to rent with these landlords.
