Worse rental experience in my life

This company charges fees for everything they can once you commit to renting the property. If I had known what kind of company I would be renting from I would've kept looking and I recommend to anyone looking at an AH4R home to rent to RUN away! The management is constantly changing so no history can be established. They charge for everything they can for maintenance that should be part of the lease. I am unable to put utilities in my own name and they are all due at the same time rent is due and want to charge an exorbitant late charge on utilities even when rent it paid on time every month. I just think they are a terrible company in all aspects.

The price gouging on the rent is ridiculous. If I hadn’t signed a two year lease, after my first year, I’d be charged an additional $97/month.

No reason at all.

I do not recommend this place to anyone. Thankfully, I have a good Property Manager.

Terrible

So far we’ve had a few issues with this company, one the house was in less than great condition when we rented it. We were moving from out of state with little options for our family of seven, so we had to choose this house with out looking at it and when we asked to view the property they told us that it was too late to view and we would have a walk through before the keys were handed to us. When we got there I couldn’t believe the condition, the carpets were stained from pets before. Huge pet stains! They said they were cleaned but until we had it carpet cleaned our feet were always black and you could feel how dirty the carpet was on your feet. Doors were torn up from previous dogs. Paint jobs and patch work on the walls were terrible. Blinds are awful and half work. Many of the covers for the top of the blinds have come off. The fence is in god awful condition as well as the yard which we are now responsible for. It was weed infested when we moved in and now it’s our job to fix it. Hoa has already come after us. Mind you we pay professionals to come mow and weedeat We have never paid late and for some reason they have three records of payments not going through so we are ineligible to pay online. Every month we have to drive to a Walmart to pay and again it’s never been paid late. We have to use their utilities and they are sky high! We’ve never paid this much in utilities anywhere! A few weeks ago we went to the pool and couldn’t get in after calling the Hoa they said the property management company was behind in hundreds of dollars so our amenities were turned off until they received payment. We haven’t attempted to go back since then. Now our ac is out we called and told them before that it was going out and unable to meet our work hours had to schedule for a later date (at that time ac could be manipulated by the breaker) today it went out completely downstairs. It’s 103 degree index today and the earliest they can get someone to us is Friday.. today is Wednesday... in the middle of August.. in Texas !!! They don’t care plain and simple. Don’t ignore the reviews you see like we did. Never again! Shame on this company for all things not rectified. I just can’t wait to see what kind of stunts they try to pull when we move out of this filthy house. We pay 2300 a month plus ridiculous utility bills and this is what we get.

Worst customer service ever beware!!!!!!!

I can never get in touch with the property manager (Robyn parks) and district manager for the east Atlanta area sent numerous emails and numerous voicemails to only getting no reply back call the corporate office you never speak to anyone but a operator that tells you that she’s going to send them a message for them to call you and no one never calls you back a few months ago went with a major leak in my house with my water bill rocket and out the roof they told me that they was going to do anything about the bill and that I had to still pay it until the water leak us repaired ... then we have been trying to speak with her about our rent payment for days with no return of our emails and phone calls .... only to get a email from the property manager while we are trying to contact her (Robyn parks) if your looking for customer service American homes for rent is not the place.... also went without a/c for over 7days durning a heatwave in Atlanta with temperatures reaching above 95 degrees over a 100 degrees in the house And they were very nonchalantly about it... please be warned

Worst rental company EVER,!

We rented a property from them and they are horrible... Within first 4 months this was our experience. Landscaping was overgrown, no handle on microwave, took 3 months to get fixed. A/C went out, repair guy came 6 days later.Company was informed A/C really needed to be replaced. But they advised repairman to only put Freon in the unit. 30 days later A/C was down again. Took over 3 weeks to get someone out to replace the unit. Mind you we live in SC and it was August. Company was informed that brand new screened back porch was getting damaged due to no gutters being installed as the porch floods every time it rains. When we moved out they tied to keep most of our deposit. Charging us for damages that were there when we moved in!! Property managers are rude and do not return phone calls, 800 # is a joke! This company is buying up residential homes in nice. Neighborhoods then renting properties out that they do not take care of. This company needs to be shut down!!
